Your Bplan looks great. I'd revisit the start up numbers, especially construction cost , land cost, building efficiency, etc... Here's a link from the National Institute of Building Sciences.
http://www.wbdg.org/space-types/child-careAt first glance your construction cost raised an eyebrow for the size of the building. They seemed a bit low for a commercial building in that space. You can't be too conservative coming out the gate. I am not totally attune to your regions building codes and cost but I'd certainly take a second looks at the numbers and consult a CPA who is knowledgeable in local construction and a commercial banker. I am sure they will advise you free of cost.
